How do NJ property taxes affect investment returns?
New Jersey has the highest property taxes in the nation. This is a critical factor in DSCR calculations — a property that looks great on paper may not cash flow after accounting for NJ tax bills. Our underwriting will carefully factor in actual tax amounts.
What NJ markets offer the best opportunities?
Newark and Paterson offer affordable entry points with strong rental demand. The Shore communities offer vacation rental potential. Jersey City and Hoboken are appreciation plays. When we launch, we'll cover all of New Jersey.
Will you finance Shore vacation rentals?
Yes. The Jersey Shore has a strong seasonal rental market. We plan to offer DSCR loans that accept short-term rental income for Shore properties when we launch in NJ.
