The market
Investing in North Dakota,at a glance.
North Dakota's real estate market is shaped by two forces: the energy industry in the western part of the state and the growing Fargo metro in the east. Fargo-Moorhead is a surprisingly vibrant market with strong employment from Microsoft, healthcare systems (Sanford Health, Essentia), and North Dakota State University. Median home prices around $250K provide affordable entry points with solid rental demand. Bismarck, the state capital, offers stable government-driven rental demand. The Bakken oil region (Williston, Dickinson) saw a massive boom during the shale revolution, and while it's moderated, demand remains for quality rental housing serving energy workers. Grand Forks benefits from the University of North Dakota and Grand Forks Air Force Base.

Is Fargo a good investment market?
Fargo is one of the most underrated mid-size cities in the Midwest. Strong employment from tech (Microsoft), healthcare, and NDSU drives steady rental demand. Affordable property prices and a growing population make it an attractive market for cash flow investors.
What about investing in the Bakken oil region?
The Bakken region (Williston, Dickinson) still has demand for quality rental housing serving energy workers, but the market is cyclical and tied to oil prices. When we launch, we'll finance Bakken properties but with conservative underwriting that accounts for the cyclical nature.
What areas of North Dakota will you cover?
