How does Oregon's rent control affect investment returns?
Oregon caps annual rent increases at 7% plus CPI for most properties. This affects long-term rental strategy and must be factored into DSCR analysis. New construction is exempt for the first 15 years. When we launch, our underwriting will account for Oregon's specific rent control provisions.
