Utah Real Estate Investment Market
Utah has been one of the fastest-growing states in the country for over a decade, driven by a booming tech sector (the "Silicon Slopes" corridor between Salt Lake City and Provo), young demographics, and an outdoor recreation economy. Salt Lake City's median home prices have risen dramatically, now exceeding $500K, though a recent correction has brought more balance. The Provo-Orem corridor benefits from BYU, tech companies, and a young, growing workforce. St. George in southern Utah is one of the hottest retirement and second-home markets in the West. Ogden offers more affordable entry points with growing demand from SLC commuters. Utah's population growth rate is among the highest in the nation.

Utah Lending FAQ
Common questions about private lending in Utah.
When will AIRE Lending be available in Utah?
We are actively working on Utah licensing. The Wasatch Front is a high-priority market. Join our waitlist to be notified when we launch UT programs.
Is Salt Lake City still a good investment after the price correction?
Salt Lake City has moderated from its 2021-2022 peak, which many investors view as a healthier entry point. Tech employment continues to grow, the population keeps rising, and rental demand remains strong. The market's long-term fundamentals are sound.
What about Park City and ski resort investing?
Park City commands premium prices but produces strong short-term rental income from ski tourism and summer events (Sundance Film Festival). When we launch in Utah, we plan to offer STR-focused DSCR loans for the Park City market.
Is St. George a growth market?
St. George is one of the fastest-growing cities in the western US, driven by retirees, remote workers, and outdoor recreation enthusiasts. Its warm climate and proximity to Zion National Park create sustained demand. Property values have risen significantly but remain below coastal alternatives.
